European Directive 2024/1275 is reshaping the future of energy in the hotel sector, and the figures make this clear.

In recent years, energy management in hotels has become increasingly important. However, with the approval of **Directive (EU) 2024/1275**, this concern is no longer just a strategic issue; it has become a **regulatory imperative.**

But the key message goes beyond regulation: **intelligent automation is now the most powerful tool hotels have to remain efficient, competitive and sustainable.**

### **A regulatory shift with structural impact**

Directive 2024/1275 sets out the roadmap towards a **zero-emission European building stock by 2050**. To achieve this, it introduces very specific measures for non-residential buildings, including hotels, which stand out due to their high energy demand.

But the most transformative measure — and possibly the least well known — is the mandatory implementation of **BACS (Building Automation and Control Systems).**

This is not just about technology: it is a cultural shift in the way hotels are operated.

### **The new obligations directly affecting hotels**

According to the Directive, the requirement to have a BACS is triggered depending on the building’s thermal output:

#### **✔ Buildings with HVAC systems &gt; 290 kW → mandatory before 31/12/2024**

#### **✔ Buildings with HVAC systems &gt; 70 kW → mandatory before 31/12/2029**

This places **the vast majority of hotels** at the centre of the regulation.

However, the regulation does not merely require the presence of a BACS; it clearly defines **what it must be capable of doing.**

### **What exactly does a BACS require under the regulation?**

The mandatory functions of building automation and control systems are broad and highly specific. Among the most relevant are:

#### **1. Continuous energy monitoring**

A BACS must:

- Monitor at least **80% of HVAC energy consumption** (heating, ventilation and cooling).
- Produce regular comparative reports showing trends, deviations and anomalies.
- Ensure that data comes from audited, calibrated and validated systems.

Without this monitoring, compliance with the Directive is not possible.

### **2. Historical data logging and retention**

Energy data must be stored to enable historical analysis, audits and traceability. This requires:

- Digital storage systems.
- Meter validation processes.
- Traceability of consumption and events.

### **3. Automatic adjustment and intelligent response**

The system cannot simply observe. It must:

- Detect efficiency losses.
- Propose improvements.
- Automatically adjust setpoints, schedules and ventilation according to occupancy.

Automation becomes the true engine of savings. According to sector studies (ASHRAE / EUBAC), **occupancy-based control reduces consumption by between 20% and 30%**, a particularly effective measure in warm climates.

### **4. Guaranteed interoperability**

A BACS must operate within an open ecosystem:

- Non-proprietary communication protocols.
- Integration with other building systems.
- Secure remote access.

The era of closed systems or systems dependent on proprietary programming is definitively behind us.

### **5. Complete and up-to-date technical documentation**

The requirements include having:

- Control plans and diagrams.
- Equipment lists.
- Regular energy reports.
- Evidence for self-declaration of compliance.

The building’s technical inspection will require all this documentation to validate the BACS.

### **Beyond compliance: a new approach for hotels**

Although the Directive introduces strict obligations, it also represents a significant opportunity for the hotel sector:

- Reduced energy consumption.
- Greater competitiveness and environmental reputation.
- Access to certifications (LEED, BREEAM, ISO 50001).
- Alignment with future decarbonisation requirements.

Because if energy represents between **6% and 12% of a hotel’s operating costs** (Cornell University), any significant reduction has a direct impact on operating margin.

And the evidence is clear:

- BACS have an **average payback period of 2–4 years.**
- HVAC automation is the intervention with the best ROI in the sector.
- Hotels with intelligent systems offer better comfort, reduce incidents and improve guest perception.

In addition, buildings that do not comply and fall within the **worst-performing 16% or 26% in terms of energy performance** will be required to carry out deep renovations.

In this context, BACS are not just a requirement… They are a strategic tool to anticipate, optimise and remain competitive in an increasingly demanding market.

### **Reflection**

The European Directive does not simply introduce new rules. It introduces **a new way of understanding energy management in hotels.**

In a sector where margins are becoming increasingly tight and sustainability has become a central value, BACS are no longer a technology decision; they are becoming a **pillar of modern hotel management**, turning **operational intelligence into a competitive advantage.**

The question is no longer “should we install them?”. The question is: **which hotels will seize this opportunity to lead the change… and which ones will arrive too late?**
